A true senior-friendly home requires seamless movement, especially if a wheelchair or walking frame is involved. The hidden costs usually lie in the structural adjustments needed to achieve this:

• Floor Leveling & Hacking: Many older HDB flats and condos feature dropped floors in the kitchen or bathroom. Hacking these areas and screeding the floor to create a flush, zero-threshold transition can cost anywhere from $1,500 to $3,500 depending on the area size.

• Doorway Widening: Standard bedroom and bathroom doors are often too narrow for wheelchairs. Widening the structural opening, relocating electrical switches, and installing custom widened door frames is a significant hidden expense.

• Upgraded Lighting Systems: As eyesight diminishes, standard lighting is no longer sufficient. Upgrading to smart, motion-sensor LED lighting systems and re-wiring for two-way rocker switches adds to the electrical bill.
